Most of the builder in those rural area dont like to build near austin for the same reason as they say "whatever takes us 6 month here it will take us more than a year there, because of the permits and inspections are time consuming near austin" I am hiring a builde, who is  basically  is subcontracting each stage. we are using my finance loan (Interim loan). in this case we might calling him GC. we call them a builder here, and they are definitely not GC for rehab projects those are different, they only build costume and specs homes and commercials.

The good thing about Bradford is that it still has a healthy amount of multi fam's, as well as demanding a bit of a rental premium, and I feel that I would be able to focus almost exclusively in Bradford for purchases for a very long time.Let me know if there's something you'd want me to elaborate further on with regards to picking an area.As far as Worcester area, I used to live there when I first graduated college, 3-4 years ago.

@Steven Gillmer could you elaborate on the areas you buy for 60k, how you buy (cash or financing), are you buying REO's or owner occupied homes and what you are doing for 5k.
