Should I make an offer with the qualification that all furnishings, dishes, pots, and pans stay, except for "personal" effects?

Talk with a real estate lawyer as this may work a little different in each state. 

One thing though is that there are requirements coming into effect soon where wholesalers will need to get their license in PA for any properties that they wholesale, so you might want to look into that before it becomes official!  

They don't understand how to price effectively, study the market, set boundaries with tenants, establish policies and procedures, communicate, and dozens of other things.

You'll also want a lawyer to draft up the docs for you and register your mortgage on title of the property being lent on along with the promissory note.  

If you pay cash, you don't have a payment, but effectively you are giving up an income stream if the cash had been in a bond or ETF and earning you either interest or appreciation. 

You should already have a Lawyer on the team who’s also doing that from his or her office as well.
