Build relationships/be courteous to neighbors.

We have been courteous, professional, and have documented everything while being above board on repairs, communications, issuing rent credit, etc.

They are NOT professional or courteous at all.

Now the courteous thing would be to say "hey we'll be remodeling unit C starting XXX and anticipating ending XXX.

My guests are typically quiet couples, up to families of 4, with discretionary income and an abundance of courteousness.  

No, of course it depends on each individual transaction, but many have worked that way.Comments on the subject are definitely appreciated, but twisting arms and making false assumptions seem true is not being courteous.

If you can't get it removed, posting a courteous and factual response to the guest review will help alleviate concerns from future guest reading the review. 

If the house is off-market and the seller is someone you are directly dealing with, then it likely wouldn't be courteous to bring contractors prior to going under contract.

If/when you call his unit make sure to be very professional and courteous - but also make sure to show your concern for you the rent he owes you.

I want to make sure I am professional and courteous and play within the norms and not make a bad name for myself.
