This clearly has nothing to do with laws, regulations or operating numbers but I do think it plays a large role in the decline of the market.

Yea this is a long-term personal play more than a strict STR deal. 

Rate and price play a big role in BRRRR.

Better play it safe and use a warranty deed instead.Also, later on when you sell your property, it will keep the chain of title cleaner for the next title insurance.Last but not least, a warranty deed does not cost more than a quit claim deed...

@Michael Fucillo haven't played with RentVine also.Would recommend Buildium for what you need as it covers all the basics.Everything else is more geared to managing for others.

The reason I used 15 years is that I wanted to see how it plays out on a "longer" term horizon..

Although I probably get killed on transaction fees which is part of why I am not pulling the trigger (along with lack of time to execute well).There are games you can play for increasing your returns in the stock market (sector rotations, rebalancing, being a good company picker) but you lack operational control. 

I know how to keep a property from going to foreclosure, how to buy a property in probate, how to buy a property in bankruptcy, how to keep a bankruptcy from being dismissed to save a property from going to sale, bankruptcy adversarial suits, and how banks, foreclosure and bankruptcy play the finance fiddle together.

Do number, size, or area of investments owned play the biggest role in that decision?
