@Christin Dorfling it's not if you're willing to go there as needed at least to get started - build a network, go to meetups, walk properties, meet people, etc..  

What kind of documentation I need to get so I don't lose my capital.A neighbor of mine came with this ask of funding for building houses .

My dad was a contractor, so I've grown up building houses, remodeling, etc.

Just ensure to complete necessary due diligence - this can include, but is not limited to, title search, property inspection, appraisal and/or survey. 

Our meetups are the perfect place to build relationships, exchange insights, and learn from those actively doing deals in the area.

Our real estate portfolio included multiple Single Family Residential Flips, a commercial building (office/shop space), and a triplex in Canandaigua, NY.

However our smaller communities are being left behind, our properties are not up to current building codes, roads & utility infrastructure are aging.
