Most mold can be cleaned with a simple bleach solution and is not the deadly strain people think it is.Once the issue is fixed, you don't need to mention it.

So solve the problem...this may be all it takes:"Simply open up the drain line clean out or T on your inside unit and pour a 50/50 warm water and bleach mixture OR warm water and vinegar solution through the line.

If you find a septic designer in your area, they should be able to tell you if the system is adequate for current usage or whether, if any part needs to be replaced, it would need to be upgraded; then you could speak with a septic installer and get an idea of the cost for all or part of the system.  3) Can you control the behavior of the tenants to protect the system (can you prevent them from flushing personal products down the toilet, or pouring bleach down the drain, or washing paintbrushes in the sink)?

I visit all my property every 45 days to change AC filters, bleach out the AC condensate line, test the water heater T&P valves, test smoke alarms, exercise stop valves etc...a quick 10 minute visit which was explained and agreed to on the lease agreement.Sent an email two days ago to schedule it for next Friday at 10am, no reply no acknowledgement.

I cleaned the ceiling with Tilex Mold and Mildew Removal Spray (would normally just use bleach in water but I wanted to impress the tenant with "professional" stuff), then painted the ceiling with Zinsser Mold Killing Primer purchased from Lowes.

Just look for visiable signs if minor clean with bleach and be done with it.To many things you could spend time and money on testing.If you are going to test yourself.

"biggest scam on the planet... bottle of Clorox and a rag"I like using the Tilex Mold and Mildew Remover; and yes, this is just bleach but I wave the bottle in the tenants face and to them, it looks more "professional" than if I mix a combination of bleach and water in a spray bottle.When the Tilex bottle is empty I refill it with bleach and repeat the exercise with the next tenant (if needed).I also tell them to avoid the area until the spray is dried due to the "powerful" odor this product produces.Gail
