Tenet moving out but test positive for COVID
I'm a new landlord and still in the weeds, trying to figure things out. So my tenet is moving out at the end of the month due to her lease expiring and she doesn't want to renew. She just told me that she tested positive for COIVD but still wants to move out instead of being on a month to month. My standard cleaning fee is $170 for tenet turnover but COVID cleaning is $600 in my area (NY). Can the full $600 be deducted from the security deposit since it could be viewed as 'property damage' or is it landlord responsibility regardless of the type of cleaning needed?
