You just have to know the signs (bicycle lanes) & know the people (investors) who are creating the change.  

Another consideration is location.My multifamily properties tend to be the only multifamily homes on the street it is on and so far I have only purchased a few that are within walking distance from canals and rivers.With the exception of one retiree, all my other tenants in those multifamily own a paddle board or kayak, and a bicycle. 

@Paula ShaheenOne more thing I just thought of...Branding is NOT MarketingMarketing is NOT Branding.Think of it this way, pretend you brand is the center of a bicycle tire and all the spokes are marketing tools that are driving everything to your brand in the center. 

Outside areas must remain clear of debris, garbage, bicycles, toys, furniture, tarps, and other clutter.

I actually like to scout by bicycle.

@Jean Bolger brings up a good point about bars being holdovers from when there was more crime in the neighborhood.Go around by the neighborhood by bicycle.

We really loved the area where that bicycle place is and Beer Garden going North.

Even when I was really young (think 9 years old) I would ride my bicycle around the neighborhood, and would take interest in certain houses and would envision ways to improve their property. 

BTW: I think we met at the first get together event at the bicycle cafe in Denver......
