I want to leave (and beef up) the post the recessed header is setting on, and then add an header from the post the rest of the way. 

I don't like how high the property taxes are here but most of my beef with that is with the local folks and the choices VOTERS have made about the hundreds of school levies they've tacked on.

I have invested heavily in beef cattle over the past 10 years and have done very well at it.

Apart from the drug use (which is expected from college kids) the college neighborhood is RICH PICKINGS for roving thugs from other neighborhoods.Although the local college hates to publicize this stuff, patrols have been beefed up, dorm security has super increased, and many more alarm boxes have been placed on campus.The college even advises that at night students walk around IN GROUPS!

I was traveling for a week and unknown to be was the 10lbs of ground beef left on the top freezer shelf. 

Frankly Tenants would be the last place I would be looking for reviews.if you have not owned rentals .. my experience and its pretty deep having owned hundreds of mid west cash flow rentals.... is that a majority of the tenants in those markets are life long tenants.. while cordial its rare that you get praise.. the only ones you hear from basically are those that have complaints about this or that.. and I would say 80% of the complaints are from things they did themselves.. or their kids did.Now there are slumlords NO question about it.. and those tenants have a legit beef... but generally speaking I would not be making an investment decision on what tenants say about a management company or TK company..  

I've been on a gringo kick lately, hard shell with ground beef, sprinkle a little lime juice on top.

Personally, I don't use LLCs for single family and instead beefed up my protection with insurance.   

I have owned over 500 SFR homes over the years.. and the only beefs I have gotten into are over deposits. 

They have enough properties nearby each other to hold on to beef until the market picks up, too.
