It's much easier to unwind a fee for service relationship than it is a partnership.

I'm assuming you are arriving at your cash flow number by applying Gross income - cap ex, maintenance, utilities, vacancy, tax, insurance, mgt, landscape/snow & Debt service?

The number of DSCR (Debt Service Coverage Ratio) loans a lender will offer can vary depending on the lender, your financial situation, and the property cash flow.

That being said I do accept rent from all the major electronic services.

If you’re serious about buying properties and doing real estate, then I would suggest working with the CPA that understands real estate even if the services cost more than your average H&R Block or some TurboTax program you can buy.

Again, I’m not sure if these guys do this to everyone or if their customer service ability as partners is just terrible.

The other tenants would call the management company on Saturday to report the air conditioning failure and were told that a service person would fix the problem on Monday. 

He is also in the service, is an investor and also an investor focused agent in your area.

However, when I'd want to buy a property in Mexico, I'd want to hear from real estate agents who would provide me the best possible service.
