Biggest mistake I see first-time buyers/investors make here in Denver and Colorado Springs is taking too long to buy or not buying at all.If you're young, time is the biggest money-maker for you, not buying the absolute best deal.

It's about $200 a month, but it gives you full control over the tenants banking information so that if you need to bill them, make rent escalations etc you will have full control of doing that by taking the money right out of their account. 

You asked about appliances - For our short/medium term rentals, the biggest questions we get are for small appliances blenders, toasters, and coffee makers.    

I would call around to cabinet makers and see if that is something they can do. 

You can probably get a bank account set up that will allows your tenants to make rent deposits. 

Maybe just put in your lease that Landlord has discretion to remove or replace the garbage disposal (and/or ice maker), that way if you have issues, you can decide whether to keep them or not.
