@Gabriel Harper this has not only already been done but it's actually old hat, it's been done and tried again and again and again, every time with same epic failure and bankruptcy as every iteration before it. 

Instead of trying to network I tend to think twice before sharing our goals with people.I see another epic thread in the making!

Matt Theriault's Podcast, Epic Real Estate Investing, has been a huge eye opener and I highly recommend it.Despite all of my reading, up until about a month ago, I didn't even realize that wholesaling properties was a "thing."

I can only imagine what that would cost, but would make for an epic story for life!

I have a deal closing this week or next that I setup that will profit $7k (assignment fee) on that I got under contract for $15k and I have another property that I will be lucky to make anything on (maybe $1k-$2k)that I have under contract for $30k (I'm helping the seller because she really needs it and wrong an epic letter begging for my help).

good plan and I agree I don't think we will see and epic meltdown like the GREAT GFC again at least in my lifetime.. if we do I may not survive another one... :)
