Never do gutters before roof because they will need to cut the lip cap which can lead to water intrusion.

However, in terms of quality control, I have seen differences with where the mounting brackets attach to the boxes, which makes it difficult to get neighboring boxes perfectly flush at the front edge - like a small lip between 1/32" to 1/16".  

Also, the new trendy sinks offer a thin lip for an easy top mount sink rather than under mount.

There are so many brokers out there that will just give you lip service to get you in to any deal they can do they can get paid.I’ve always thought that you will make a higher return if you invest in a good investment property.

A lot of houses that are remodeled have issues that were not addressed but are nothing more than lip stick on a pig!

Water leaking out is running down the back of the drywall until it hits the tub lip.

I was just wondering whether, on first blush, you guys saw any major red flags with this plan - i.e. things that you learned in the process of doing your own ADU. 

I’m asking the wonderful folk on BP because my “mentor” is very tight lipped.
