I can chat or mail you details but basically they lie about so much of their buildings that many banks won't deal with them anymore.There are more reputable brokers who work with foreigners  (or if you speak Japanese many more) the ones I know are all Tokyo based but happy to recommend a few.

We do use the sticky pads inside, no mice yet, just a few Japanese Ladybugs.We did have chipmunks take us residence in a wall during the rehab so we left a radio on against that wall & they have never returned.

And in fact the larger Asian populations were Japanese some of my life long best friends to this day were original Japanese families in the valley.Schools were good in the area but they were also basically brand new as were the communities there was no inner city stuff and it was middle of the road in values etc.Next came 70 and 80 and the advent of the personal computer..

In Austria and Germany it used to be common to take out multiple loans to build a house, some outside of Euro i.e. in Japanese yen to hedge against rate hikes and even benefit from currency differences.

@Jonathan Tang  little more to it in the timber business lest you buy a christmas tree farm..its not like looking in a catalog :)  but either way that was the concept.we made 500k on deals that we put no money into.. all in 90 days.. but that was when the J log  Japanese grade log  was selling for 1200 a MBF  it crashed along with the japanese economy so its not what it was.. but its come back strong on the domestic side with all this building and natural disasters  CA fires  and Houston flood.. although the flood is more a boon to sheetrock companies
