I will add some additional flashlights and a portable charger just in case.

And perhaps there's a universal devise charger too, similarly locked down, for the guests that forget/lose/etc their own charger. 

Are you looking to add chargers or did they not finish installing all the way to the outlets?

They charge rent and a half if they find someone and lease it for 2 years.

How much more you can get the ARV to be by doing a great job if you hold how much you can supper charge rents in my case I do STR’s so Our properties our top properties doing 3X+ the 50th percentile.

But given the area that the apartment building is in, we will likely charge rents within the range of the affordable rents, and our tenants likely will be within the income ranges. 

I'm looking at a Level 1 charger that will have an easy install since we're still building and wont have to spend extra time fishing wires or anything like that.

If a tenant is doing work, I determine the value of their labor and pay them like I would any contractor, then I charge rent at market rate.
