You can also do PPC (Google AdWords) search ads (that go to your Landing Page) and get your share of that traffic - your $ is just as good as anyone else's online.Also, I find that a lot of people TALK about direct mail (to absentees, etc.) but not that many people actually DO IT.  

If that doesn't work for you, the other way would be through a Google Ad Words campaign... that will cost depending on competition. if your website has a search friendly name, depending on your local competition, it should be picked up Google.

I also just went live with a quick and easy seller's squeeze page as well with some ads from google adwords.  

In order to achieve this goal, we will be driving for dollars weekly, amp our direct mailings up to 2k per month which will be narrowed down to specific zip codes (something I was previously not doing), online Google ad words campaign, and last but not least, we will begin networking every week with professionals in our community such as realtors, other investors, attorneys, insurance agents, and the list goes on.

Consider setting up a Google AdWords account and doing Pay-Per-Click advertising (in SEARCH only).  

I would be more incline to test a hyper local adword campaign before bandit signs in LA.

I sent it out to NJ and I really hope that that is not the case.My marketing plan is as follows: 1) Month 1: 400 letters from List 1; 2) Month 2: Create website and start Google adwords campaign (done), 400 letters from List 2; 3) Month 3: 400 letters from List 3; 4) Month 4: Go back to list 1 and send a 2nd round to all 400 investors, repeat for Months 5 and 6 with lists 2 and 3, respectively; 5) Months 7/8/9 will be sending post cards to the first 3 lists (pay someone to do this), while starting on list 4.
