Marketing for sellers

I have been using several techniques in New York to find Motivated sellers. Some work much better than others. Haven't used bandit signs as of yet. Anyone have any advice on using signs and best practices? Thanks!

@Paul LaSpina Bandit Signs work. They are also illegal in all cities that I know of and this is probably why they get a bad wrap from everyone. I buy at least 1 house per month from signs and some months 2 houses. I also get calls from cash buyers.

Most people put the signs out on Thursday or Friday night and some people pick them up on Sunday night. This works if you don't have a lot of signs or you are concentrating in one area. I pay people $1.00 per sign to place them where need them. If I picked them up I would have to pay for that, so I just keep replacing them. Code Enforcement will pick them up eventually.

Speaking of Code Enforcement - They have started using a robo-caller that dials the number on the sign continuously and leaves a nasty automated message about fines. I got tired of this so I developed a software that uses call tracking numbers and I can create "blacklists" that block the numbers.  There were 10 different numbers that were calling and now I don't get those calls anymore. They still think they are calling though and don't know they are blocked. These phone numbers are only 1.00 per month and can't be tracked. If I wanted to I could get a new number each month but with the blacklist feature i don't have to do that.

I use those tracking numbers for my bird dogs too. I place ads on their cars and this allows me to track which vehicle the call came from. This also build trust with the bird dogs. You can also place signs on private property and business with their permission of course. When I tell them I can track the calls an they will get paid they are usually interested.
