I'm sure if you'll poke around in old threads, you'll find lots of suggestions on how to evaluate your offer price, from people much more knowledgeable about flips than I.In general, there are formulas based on selling, carry and closing costs that go like this:ARV X 60% (or 65% or 70% depending on percentage of profit that a market will accomodate) less the rehab costs = MAO (Max allowable offer).

So as investors our offers have to be low enough to accomodate for the fact that the lenders may or may not include convering certain costs.We're working on a short sale now where the lender's acceptance doesn't include commissions, but there's enough spread to cover commissions so it still makes sense.

I also mentioned that I was surprised by her lack of response, said I thought we had a good working relationship, that our company strives to provide top quality accomodations and expect our tenants to make timely payments, that tenant performance is considered at lease renewal, and said she should feel free to contact me to discuss this.

If she is a qualified applicant then she's a qualified applicant.The ADA stuff if she requests it, can usually fall under a reasonable accomodation and you would need to comply with her requests ie grab bar, roll up ramp etc.
