Orem, springville, spanish fork, lehi, AF, PG, and Eagle mountain all have pretty easy to work with zoning dept.  

But in the case that you do get a business loan, I'm not so sure the structure of the LLC is going play an enormous role in an underwriting decision since most lenders are likely going to put you through a normal underwriting process with your personal finances, with you giving a PG.

I do know that PG county is safe because there are bandit signs everywhere.

The big deciding factor was that one of the parents was willing to sign a PG that I had a NY lawyer draw up.

The property taxes in PG county are crazy and you get nothing. 

A business credit card with out a personal pg will not show up on your personal credit and won't count against your debt on your personal credit which is a benefit for having a business cc.

You will have to PG though.  

My understanding, though, from speaking with an expert on this last week, is that the benefits of a ROBS are that you can pay yourself a salary and PG loans without running afoul of IRS rules.

I looked back on pg 3 at the reconciliation section to read the appraisals description on why there is a $16k difference from the sales vs income.

DC, then PG county are where the most flips take place in the area.
