building primary with accessory apartment in utah

We are about to sell our second rental and I am interested in having a primary home with a basement apartment and having a detached garage with another apartment over it. Not sure what questions I need to ask a local builder, but this is the idea. Any thoughts? My second alternative is that we live in a 4400 sq ft home. I can convert the basement (if I can get zoning changed) and add on to the garage. Big ideas but we are in a position to move on it.

I'm starting a business with a city planning buddy to focus on helping owner-occupiers build ADUs on their property. We've been engaging in many of the cities in Salt Lake County and some in Weber county. Every city is different. As we've talked to planning departments, many of them are looking at adding ADU's as an affordable housing option and are encouraging their citizens to do it. Each city has its own specifications/restrictions.

Our business, 10 Acre Block, focuses on the financing, planning and permitting then we hand it off to a pool of builders that are familiar with ADU construction. Just getting started but happy to answer any other questions you have.

The cities we've identified so far that have ordinances for ADUs are Salt Lake, Ogden, Murray, Midvale, Bountiful, Draper, American Fork, Farmington, Layton, North Ogden, Orem, Provo, Saratoga Springs and South Jordan.
