How are you able to track that they translate into bookings? 

Unfortunately I can't speak on firsthand experience with any official programs, but I can share what worked for me and hopefully it will translate to something you could also do in Cincinnati with it being such a large market and there being so many great investors there.I was going about my business calling property owners getting to know who owned what in the markets I was analyzing for myself and my clients, and came across a lot of the same names/companies holding some of the "best" properties I came across. 

@Russell Brazil@Richard Sherman@Nik Moushon  Hey you guys may or may not be familiar with Bruce Norris.He runs a large HML shop in LA basin ( inland empire) and is a renowned speaker on the markets mainly in CA but it translates to the whole US with some of his bigger theories. 

So most common "back of the napkin" rules that you hear on BP just dont translate over to Boston at all.

I can live comfortably on 3k/month which translates into 20 properties cash flowing at $150/month, or 15 properties cash flowing at $200/month.The confusion for me lies here - in my mind, when I purchase a property, it should effectively be able to sustain itself.

. $100k will get u a better neighborhood house which will translate into decent cash flow. whichever city you choose, make sure to take a trip and check the neighborhoods. 

Community sentiment still has some negative thoughts, which translates to good buys for those with vision.

My advice is, get what is required in your state and then move forward and along the way if you want to get additional certifications go for it but, understand that certifications aren't really going to translate into higher cash-flow in a nickle and dime business... hope this helps. 

Also, the kitchen area is small so we didn't think that the granite countertops would translate into much of an increase in the rental rate.
