Whatever you do, my advice is to not sit on the sidelines.

@JD Gunter Thanks, definitely a tough market in the springs, but I waited on the side line long enough.

I may not have known a lot of those items, but I refuse to play on the sidelines.

You either take action or you sit on the sidelines watching the game and eventually go back to your life thinking it doesn't work and/or it's all a scam.

Wong All previous comments are certain, however for an out-of-state buyer it is very difficult to find a good opportunities without having someone finding this houses for you, unless you are doing this full time you will sit on the sidelines waiting for that good opportunity looking all the way from NYC. 

And we have 84 million millenials, most of them are still on the sidelines and I don't think they will move back in with mom and dad.Here is my suggestion: buy properties that have the potential to increase rents YoY.

This isn't a time to sit on the sidelines.

If it works for them it may work for me. then again it may not, but i wont know if I'm on the sidelines.  

Fast forward 12 months and they are still sitting on the sidelines.

Books are fun and I encourage them (especially because you are brand new), but I wish I would have started in the real estate game sooner, rather than just consuming books and podcasts on the sideline for so long.
