You can do great here with houses that cost a fraction of what they do in CA, and we have a strong economy and great built in population of hardworking blue collar folks who need cheap housing.

You can buy a pre-engineered building for a fraction of the cost of building a structure right now, but there's not a lot of people that want that kind of construction for their homes.

There are some fractional owner products that are designed to help you in situations like this like Delaware Statutory Trusts and TIC products sold by broker/dealers and syndicators that qualify for 1031 treatment and can help to ease some of these timing issues but you'll still want to make sure you have good guidance and keep an eye on your timing.

As I understand, the voucher is set by the housing authority for the configuration bed/bath this person is qualified for AND the FMR rent for that kind of unit times some fraction.
