hey @Chris Tarpey thank you for reaching out bro, I’m currently Learning the GRM, 1% rule, cap rate, etc, but I’m not sure if the results of my formulas are good or not, right now I’m contemplating to purchase a SFH ( ranch ) is on the market at $114k that I could potentially rent out at 1300 per month when I invest another 3 to 5k for renovations.

Also, we are currently in DC so self-managing is easy, but are contemplating a move to another state which would make managing from a distance more challenging unless we went with a PM.At the $348K purchase price and $8K closing costs with 20% down, I calculate a 6.7% CoC return.
