He is willing to work with us on a solution as long as he gets money to pay for doctor bills. 

The last thing you want is to walk into a deal where you have a bigger liability that you would had you chosen to continue to rent you space.In my advisory business I don't know why more doctors (and other small business owners) don't buy their own office buildings and rent out space to tenants and have them pay their building expenses and mortgage - makes all the sense in the world right.  

Those shopping strips with the dentist/office office are often owned by those very dentist and doctors.

I just started looking into real estate investing, so I may not be able to help you on that front... however I have more student loans than you do (darn chiropractic school) and I would think they would go by your monthly student loans.  

This property is on a street with 6 other doctors , medical imaging building , and a dentist office.

Aren't these types of properties often sold to busy, wealthy doctors and lawyers who want Real Estate without the hassle?  

There is not generally tons of cashflow in rental properties in this area, but considering we had a conventional loan with 4 years worth of equity in it, we were able to rent it to a family in which the husband and wife are both doctors at a nearby hospital for a small amount of cashflow.  

Attorneys, Doctors, Real Estate Agents, etc. make better decisions when they are financially independent.  

If the victim would send them a deposit, first and last, they could rent the home and the good doctor "john smith" would mail them the key.I would get calls often from hopeful renters who had googled the address and found me as the listing agent.  

An orthopedic practice, such as KOC or TOC, will most likely want a completely different location than a new group of ortho doctors or even the new Contemporary Women's Health Clinic on Sherrill Blvd.Why is the group wanting a new location?
