Is there such thing as commercial real estate?

Hi, so I have a friend that is looking to buy a commercial real estate property for a beauty saloon. She has the capital to pay all in cash but she asked me for advices on what she should do. Being relatively new to Real Estate Investing, I am seeking for her different options. I know concerning rental, there is the option to do ' House Hacking' and cover you mortgage payment with rent and even cash flow positive every month after counting some repairs. I was wondering if there was such things for Commercial Real Estate, to buy a multi units commercial building and rent the other units to other Companies and this way cover the cost of the mortgage. Is there such thing? I might be completely wrong to ask such question but I wanted to give it a shot! We are talking about the Austin Market
