The deal is good if this is true, but nothing can be guaranteed until going through the rezoning processes, and the process costs money for plot plans and possibly architectural drawings.

I also realized architecture would not allow me the creativity that I thought would be common place in an architecture firm.

I was a journeyman carpenter way before college, after 10 years in an office an a Architectural degree I'm ready to take the reigns.

After earning my degree in architecture, I am currently interning and studying for my licensing exam as a short term goal.I've not yet made a purchase of property but I've decided this year will be the year I 'start with one'.

I focus on architecture and real estate sales but just starting out on flipping myself.

Your pursuits all seem to be more creatively focused, which would seem to lean more towards the design side of the business (architectural, interior, staging, landscaping, etc.) though I may be reading you wrong. 

I would advise strongly against doing new construction on your first venture unless you are partnering with a builder.New construction has elements of an advanced nature such as; accurate bidding, navigating the local municipality zoning and permitting, having the knowledge to work through soil suitability, detailed architectural elements and so forth.  

As I am going through my courses I would love to go to some REI meetups and network.I feel that RE is the right path for me because I am a people person, I love looking at houses (studied architecture for two years), and I don't see myself sitting in front of a computer for 9 hours a day, everyday, much longer.

I have architectural drawings and have met with the borough discussing the plans.
