Winning in a court room comes from evidence, and unless you have third party witnesses to the verbal agreement, I don't think you are going to win a case over a verbal agreement.

After 2 months of living there (I lived above one of the units rented) I would witness the tenant literally screaming, cursing, and being verbally abusive to her two sons (4 years old and 7 years old) - loud noises all day and night, etc.
