If levels mainly stay at where they are at then the distress will continue on a broad level.Example:Commercial vintage loan originated with a 10 year term in 2005.Property is a small retail strip center.Original price was at 1 million and 90% ltv and buyer put down 100,000 leaving a loan balance of 900,000.

Properties like this are hidden gems. 

The listing brokers do a solid for the seller dumping the dog properties at a premium and the seller rewards those listing brokerages with more business.Owning single tenant NNN is easy the HARD part is the process reviewing lots of properties to find the gems to buy.

As you gain more experience in the biz, you will likely run into wholesalers, they will likely be coming to you and finding you and then all you need to do is sift through the garbage (and tons of it) until you find that gem.

I think you could even use your realtor in your area to hunt down some gems that will be better investment options. single family houses possibly....
