Some brokers actually have somewhat legit pro formas, with just a little biased tweaking, but you still want to verify those.Something that I've noticed lately, is that some properties that are over 4-units, which should be trading as commercial properties and valued based off of cap rates, are trading more like single-family homes and are valued based on comps and emotion.

I have the down payment + reserves but the bank won’t work with me because I currently have no income ( I gave my job 2 weeks notice but I know it won’t close in time to make that work).Any suggestions on how to still buy the property without having verified income?

At a minimum, you need to verify their identity and their criminal record.I generally combine their income to meet my standard of 3x the rent but if there are three or more unrelated people renting together than I require each individual to make a minimum 2x the rent.

It’s just so unnecessary because I didn’t do anything wrong. ( I didn’t reject the title policy, I even verified prior to closing,) anyhow, things happen for us so we can grow right!
