Totally unnecessary. that particular filter that they are so proud of adds something like an extra .53 cents per name.....an expense I can do without.

Then you should call each one and feel them out on the phone, ask about ALL their fees, everything that will show up on the HUD, as many lenders have additional fees ranging from $500-$5000 per loan, most all of which is unnecessary.

It seems to me every coverage is too high or unnecessary all together. 

I really want to avoid that if possible but at the same time I don't want a lawyer who is just extracting unnecessary fees from me.

I am no expert but my thinking is that the title company may be responsible to cover any/all cost related to their negligence, but I would strongly consider talking to an attorney and some friends and/or some other noteholders to see their take on your situation... the last thing you want to do is say something wrong and/or do things that are unnecessary/ not your responsibility 

The sharing economy is a rapidly growing part of the economy and this brings a unnecessary and a significant degree of complexity.

Conversely, if you spend your capital on unnecessary overhead, it limits your reinvestment.

All this is just so unnecessary.
