We've thought about letting guests know when trash day is and asking them to put it out on the curb.

All the exterior and common area improvements help curb appeal, try to separately meter utilities (stinks because you can’t see it, but that’s a direct way to increase Cap Rate), then the interior renovations: even if you have the nicest finishes & nicest units on the block sometimes you can’t increase rent pst a certain point based on what other buildings/units are getting.

The only thing I get concerned about is whether people feel like other tenants are not doing their part to curb consumption.

What pulls higher rents is a combination of LocationBlock/City curb appeal and does it "feel" safeParking- double side or single side, easy parking around Convenience to transit, coffee shopsLivability  Quality space for multi roommates(3+) Storage for junk  Closet space " important" Modern feel of the bathroom and kitchen, does it "feel" new  Easy to move in?.."

This can include carpeting, closet shelving, ceiling fans, other furniture, mill-work, decorative lighting, flood lights, special purpose plumbing (excluding main lines) window treatments, cable tv rough-in, and more.Don't forget you can also segregate out the 15-year 'land improvements' which accelerates to a faster life, which can also be a tremendous amount, including landscaping, asphalt, concrete curbing, fencing, site lighting, and more.Don't forget there are a lot of conditions that apply for filing a proper study with the IRS, not just identifying the property and specific costs.

If you have a premium property, start with a premium price with maximum curb appeal and professional photographies.

I really like the curb appeal.
