Let's say I have a single unit and I build out an English basement or reserve a floor for the ADU, I live there and have a tenant. 

To give you a little background on myself, I have a BS in Business Administration and am currently working as an active, licensed CPA for Aviation Capital Group (aircraft lessor in south Orange County).

We have experienced a few bumps in the early months of our purchase (tenants didn't speak English, a few moderate repairs missed by the inspector) but all in all we are happy with the purchase and hope to learn from this property.We are looking to purchase another property, likely a duplex or larger and are going to continue our real estate education.

Full disclosure there are complete throw-away blocks in that area, but you can find a deal if you look pretty easily.Midtown, Virginia Park, North End, West Village, East English Village, Woodbridge, MAYBE Islandview, Corktown, Bagley, are all very profitable and the values are increasing like crazy every month.

I spent the first of two years down there in Buenos Aires working as a freelance university chemistry tutor and English teacher to scrape together some money while learning Spanish.

Essentially, I’m bringing together local Spanish sellers and Foreign English speaking buyers.

On the civilian side I work in the Social Work field, and with Aviation plus my rental properties, I have potential to do very well.

Like purchasing 2 bedroom house at below 50k and renting them out to English speaking foreigners at $60 or higher.
