House hacking in Washington D.C.

Looking to house hack a triplex/fourplex in Washington,  D.C. with 2bed 1ba units. Are those hard to find  west  of the Anacostia river? Are there any developers that turn row houses into a multi unit property  in the District?

    See above. Again ADUs are only available to owner occupant. Does not matter what the zoning allows. That is an entirely different issue as to what type of property can be built in that location. Once an owner occupant moves out of a property the ADU ceases to exist in legal terms.
