Another idea for Multi's is to go to the local courthouse and look up recent evictions (it's all public record) sometimes there are some landlords out there who go through an eviction and have a bad taste in their mouth and would like to get rid of the property; and that's where you come in to take it off their hands!

Once you have a bit of a nest egg, then you can venture into buy and holds for some long-term income, or you if you've developed a taste for the quick profit, you can continue to do the fix and flips.  

For example, rehabbing a property to suit your tastes may not be the optimal approach depending on the market. 

I'd have to say that insurance companies probably have the best training in salesmanship techniques on the planet, they sell an intangible product that can't be touched, smelled or tasted, just a promise to perform.

Different tastes too, pick you poison or your witch doctor.

The yield may not be as high as 10% but you will get a taste of the process.
