I think you have gotten some mixed up advice and possibly misunderstood some things.- If you sell a property after owning it for more than 1 year, you pay long term capital gains tax, rather than short term capital gains tax.  

This being said, these are also the most complicated, often misunderstood and frequently abused loan programs on the planet---don't consider it unless you fully comprehend the math and consequences.

They point out the famous people who died skiing 20 or 30 years ago, and all the stories of broken legs, elbows, etc.

I've found that "World Famous" has a great point.

From what I have read--and unless I've misunderstood--it seems like this is often done after the offer is made and part of the due diligence before closing.  

I have lunch scheduled with him next week, so we'll go through the options at that point.Actually I misunderstood this and clarified the point with the HML.

I assume some of the agents either misunderstood the question or have broken the rules. 

Some say a maximum of 10 loans is that correct, I think I have misunderstood something.

Maybe I misunderstood or misinterpretted.
