Just turned 18 and trying to work it out in the real estate sector.

DFW for example has incredibly strong population growth rate and a very well diversified business sector. 

(All were only 2 br / 1 ba, and all were either on, or right next to four-lane highway or interstate...none were in particularly desirable neighborhoods).Nationally, the tech sector has been hit pretty hard over the last 12 months, and could continue to struggle as long as interest rates keep climbing (which they probably will for the foreseeable future).  ...I don't know how much this will impact tech sector employment and housing demand in SLC specifically, but you'd think it would have some effect (SLC has a pretty multi-faceted economy, but tech has become a pretty decent piece of that pie in recent years)...Since I came to SLC, I've seen the city change pretty rapidly in a relatively short period of time.

During the 2008-2009 financial crisis, 78 REITs cut or suspended their dividends and the normally low volatility REIT sector saw a peak decline of about 70%, worse than the S&P 500’s decline of 57%.

Once I analyzed many deals in the sector I was able to narrow down the returns and time frame and everything.

Shortage of homes, unemployment is falling, ports (both commercial/cargo shipping and navy) are booming, and the public sector is growing too.What kind of spec builds are you involved with now?

I’m 38 years old with a public sector job and can retire and collect my pension at age 55.

Hi Kaz,Id first start by figuring out what you want to invest in (easier said than done), then finding a mentor(s) who specialize in that sector. 

Corruption in city government, a high gross receipts tax, and a huge public sector pension liability are problems.I own one property in the city and I think the city will eventually grow again, but it may take some time.
