You might also consider either a barter or % recovery deal with the lien holder, too.Lastly, you might consider buying the 2nd for par (par+) to clear title or have fun at the lid holders expense.

You run the output of the boiler coil into the WH, so in winter the input is already hot and the tank is mainly storage, and you've great decreased the recovery time, making more hot water available for the tenants.
