I hired an attorney and we responded to the demand letter that she was fully aware of everything  as we have a copy of her inspection report where clearly addresses all of her allegations.

@Cameron Mitchell you can house hack with FHA or 3% conventional loans since you will be occupying it.

You'll read as many glory tales of triumph as you will allegations of "scam".  

the tenant that I would take care of any small issue.When you have options - if you have options - I would recommend that you make sure that you don’t incentivize repairs, especially when a lower quote may be obtained from someone who is not a preferred provider not only because (allegedly) they may be reliable, but are also not too much more expensive than the next reliable contractor to make you question the bill.
