"Regular Maint Schedule"

I have a house that I rented to college students for the past 3-4 years... The general experience has been good, as these students usually find replacement roommate when they graduate, so I never had any vacancy for years....Now I have a new master tenant as the old master tenant graduated....

She seems to be a good person but today she told me that "at some point, she would have to request regular maint schedule of me"... I was like WTF?

Do you do regular maint? and do you do it?  Thank you

Everyone should do regular maintenance to preserve the value of their property, whether that's you as the owner or the property manager. 

Annually we:

  • clean the gutters, 
  • check the downspouts, 
  • clean the HVAC system of any debris, 
  • check the laundry dryer vent line for debris, 
  • check under all sinks for any leaks,
  • drain hot water tanks, 
  • test smoke alarms

I'm not sure why the tenant is asking about regular maintenance unless she thinks you're not maintaining the property? There are some landlords that take advantage of students so maybe she's trying to prevent that?

We have student rentals too and sometimes we get requests where you just have to say no.
