The other thing is the BP forum that deals with marketing is unbelievably informative.

Everything from the bottom basement market at $20K to properties listed with unbelievably low cap rates (Overpriced).  

I'm not new to investing but I am new to wholesaling and I started just 45/days ago and the list I've built of properties & buyers nationwide is unbelievable in a niche I had never explored before, but I'm working it every single day.

The problem was her drug addicted, incarcerated, baby daddy who got out of jail a month after she moved in that she failed to mention would be living there on the application or housing voucher.  

Just not into the areas where drug addicts walk the streets and fill up the public areas.

By this point I've read quite a few books and after recently discovering Bigger Pockets, I've been pretty addicted to the podcast which has also been a huge wealth of information.
