It is currently under contract with an accepted offer, however when i called Friddiemac they were encouraging me to put in a backup offer. this would be owner occupied not as an investment property.This is where it gets sticky, i have a home with a mortgage and filed ch. 13 in Feb. of this year...i was told i don't qualify for financing until 1 year of making my trustee payments.The house that i want is so inexpensive it would be perfect for me..i thought about going to family to see if they would temporarily finance it until i can sell my house and get a new mortgage in the spring...what do you think or have any other ideas of a way i could get a loan to buy this place..i am trying to make it a win/win for everyone involved simply because this particular house has more than i dreamed of getting...help!!!

If not, contact the building inspector to see who (hopefully) pulled the permit for the install.If no permit was pulled, things could get sticky.

If you want the typed letter to grab a little more use a sticky note with a "Please call" followed by a live signature stuck to the bottom of the letter.Hope this helps

If it takes the average person 3-7 times of seeing the same message before they respond then try to make it happen.1) Put bandit signs in the area that you are targeting2) Send a post card3) Drive around the neighborhood with magnets on your car4) Put flyers or sticky notes in the neighborhood5) Place an ad in the cheap newspaper6) Post on craigslist7) Create a webpage that ranks well8) Call them, after finding phone numbers by doing a reverse (address) lookup on AnyWho or WhitePages9) Knock on doorsThe point is, get creative, and get your message out there.With the limited budget you have I think you should focus on that one neighborhood.

Jon, you mentioned it does get sticky and can put you in some bad waters to be in the middle..
