One has merit and will be addressed the other 3 don't (like I want the deck stained) and probably won't be done.I'm sure that this list is just a knee jerk reaction to being called on the carpet.Obviously I'm not going to renew them when it comes up next year.

We don't charge for dirty carpets, but will charge for stained/ripped carpets.

We plan to just paint or stain the stairs when the carpet comes off of them instead of putting the plank on the stairs.

Some people around me just paint everything white, paint the baseboard the same as the walls, leave them stained and beat up, or skip adding fresh paint here.

As for the flooring, i would go with either tile through the entire apartment (they are easier to clean and keep clean, plus they wont stain like carpet, it wont mold like carpet, and it wont hold smells like carpet).

High End: Acid stained concrete in a color that isn't likely to clash.The tile you have right now will eventually come lose and or chip off.

Nevertheless there are rough surface options you can choose from (usually used in bathrooms only).Quartz is usually sturdy, but yes excess heat can damage the finish, some sauces can stain it, I've also experienced cracks after 3/4 years of usage.
