Viable rentals obey the formula:FMR * 0.5 - vacancies > mortgage fair market rents:- very community oriented 0.5:- is the 50% expense rule vacancies:- losses from standing vacant, community oriented mortgage:- purchase price, down payment & rate sensitiveThere some locations (eg: San Francisco, Silicon Valley, Ventura Cnty CA) where prices are thru the roof and it's impossible for a new investor to just buy-in.

Places that are more family-oriented (find these by school and store location) cater better to larger home buys with 3+ rooms and yards (although yards can be expensive to maintain.)Good luck.
