Looking for real estate agent/attorney around Buffalo

Hi, I'm somewhat new to real estate investing (buy and hold) here in the Buffalo suburbs. I have dealt with a couple agents and i wasn't satisfied with their knowledge of investment properties and overall knowledge of specific markets. Specially Lancaster, Depew, Alden areas. I was wondering if anyone had a good recommendation of a quality investor oriented real estate agent? 

Also does anyone have recommendations for a quality attorney preferably with knowledge specific to real estate transactions and LLC dealings.
