If you plan on marketing, and have money to close, I would use that as a buying factor by enclosing POF with the marketing.

Some times they use the gate to transport materials.

Job insecure, food, medicine, transportation insecure ~ and the first thing they need to give up is rent in times of crisis.  

In my earlier years selling real estate I also sold properties to a few Asian clients in SF who did the same thing handed over a bag of cash to pay for their land which we promptly transported to the title company..

Make sure the parking is adequate for 3 units also, most people around here drive as opposed to public transportation so parking is key. $250k is at the upper end for 3-families in Middletown, have your agent run a report on this and you will see what I am talking about.  

It is close to public transportation and directly next to a rail station.

I'm not familiar with Carlsbad's specifics, but thise numbers don't take into account Big (note the capital B) costs for water and sewer capacity, school, transportation, permitting, and a bevy of other costs.  

You could give the 1/1 a smaller "yard" and neither would need to be fully enclosed with fencing, just separate.

Also, is there a chance that the tenants are utilizing public transportation?
