Make sure the parking is adequate for 3 units also, most people around here drive as opposed to public transportation so parking is key. $250k is at the upper end for 3-families in Middletown, have your agent run a report on this and you will see what I am talking about.

I'm not familiar with Carlsbad's specifics, but thise numbers don't take into account Big (note the capital B) costs for water and sewer capacity, school, transportation, permitting, and a bevy of other costs.
