Next, I searched for %City% Rental type pages and found a page associated with the area my rental is located.

There is not a lot of guidance and regulation associated with this small of a setting.

I’ve heard as a general rule it’s best to rent if you plan on moving within a couple of years, which makes sense because of costs associated with buying/selling a property.

If you are risk adverse a LLC really can only help you in the end vs hurt you though there are cost associated with setting it up and running it properly. 

If your realtor used the CAR (California Association of Realtors)  form for the application and the lease. the application says the applicant represents that all information is true.
