My wanting to help out some young people (the first time) resulted in police on site for domestic abuse, social services checking on child welfare, non-payments and about $2500 in damages after they finally left (holes punched into walls, damaged carpets, etc)I'm not saying don't take a chance, but make sure the rental rate is not lower than the market (which attracts undesirables at times), and do your due diligence!

I fully believe that a lot of slumlord situations is really the by product of tenant abuse on the homes and landlord finally giving up pouring money into units that are just going to get beat up all over again.

We can replace tenants, but the asset any neglect, abuse must be avoided and asset maintained by the "art" of what we do and how we do it.  90% of issues are dealt with in tenant screening.

I was half a mile away when my transmission decided to throw in the towel (it could only take so much abuse of my powershifting), and I was left with no gears and half a mile walk to work lol I was actually excited to tear into it (it needed a rebuild, anyway) and see what grenaded.
