Lease Addendums example help

I was trying to create a lease addendums and I was wondering if some already has one as a example or can give me some ideas on what to add to mine.

One of my current issues is, I have properties with new toliets, pipes, that the tenants have began to clog trying to drain and dispose of things in an improper way. How can I add to the lease, that when this occurs, any clogs, and it can be shown that its their fault, that they are responsible for the plumbing bill?
