Your occupancy rate will definitely be overall higher, as @Paul Sandhu mentioned, and even though the individual units will rent for less, if they're all rented simultaneously you'll probably be getting more combined than you would from renting the one big house.So, my thought is, create as many units as is sensible and legally possible (your neighbor was wise to expend their parking), and create them in such a way that they would make sense for LTR as well as STR.

But there are definitely properties in both Salt Lake and Utah counties that will be cash-flow positive at 100% LTV.The whole point of house hacking is to enter the market with a small balance sheet while simultaneously getting the best financing out there.

If you don't have the means to come up with the cash needed, obtain a new loan against the property that you are buying with a simultaneous close with the lender and the purchase of the property.

And (based upon your comment here...) if what they're doing is securing a "non binding" agreement to simultaneously market and advertise FSBO, etc. properties, then marking them up another 5- 10%... who the heck is paying that much more for a property currently advertised FSBO for considerably, less??

If it is a CW origination, then call the customer service rep and have them send an e-mail to a loan modification rep to remove the flag in their system.Then, your SS package will be able to be seen by the short sale department personnel.This flag was used to avoid redundancy where some people were doing both a short sale and a loan mod simultaneously taking up twice the lender's resources.Good Luck.

Seems to me Ive heard other investors make multiple offers on HUD homes simultaneously, also as Mark stated above if you dont sign an accepted offer and send in the EMD you are not bound to buy the house.So I guess to answer my question, as an investor who has cash to close several homes, do I need to find an Investor friendlly HUD agent who will have to put an offer in for me every day?
